Seth was selected in 2017 by the Rural Rental Housing Association of Texas to serve as a Consultant to the Association. The Association consists of owners, developers, public housing authorities, tax professionals, insurance agencies, syndicators, consultants, and other professionals who focus in providing affordable housing across rural Texas.

The Consultant is tasked with informing Association members, with the effects of recent legislation at the Federal and State level, affecting the affordable housing industry. By staying up to date the position informs the Association’s Committee Chairs of issues affecting the portfolio, considers effective policy positions, and assists the Association in developing their platform. Additionally, the Consultant works together with the Legislative Consultant to bring dynamic advocacy to the Association. Through combining expertise and skill-set, the two positions work together in developing policy and advocating to the appropriate government agents. The Consultant is pre-dominantly tasked with keeping contact with agents of the agencies overseeing the development and management of the affordable housing portfolio in Texas. The practical effects of their decision-making on the businesses operating within the field can have a tremendous impact. As the profit margins are not as high as other lines of work due to strict regulation, many business owners in this field are mission-based. Some of the indirect impacts can have a devastating effect on owners of these properties. Consequently, it is important to keep these agencies informed of how their regulations actually affect the properties and their residents. Quite often there are unintended consequences in regulations that can be resolved through effective communication.
